Item (3) - The five zone temperature control system permits reduction of the temperature of the children's wing. It is not desirable completely to stop the air supply as some heat will be required to keep the plumbing from freezing. Reduction of temperature will realize some fuel saving. Complete shut down of air supply by dampers would cause the fan to circulate more air elsewhere with some resultant danger of noise and drafts. Stopping all air supply to a zone would not prove of value.
Item (5) - A floor at a temperature of only 5 degrees greater than room temperature has little capacity for adding heat to a space. It can deliver approximately 18 Btu per square foot of floor. The heat loss for the residence amounts to 265,670 Btu with 5915 sq. ft. of floor. There is an over-all average of 45 Btu of heat per square foot required. In many rooms where the areas of roof, wall and glass are relatively great, compared to the respective floor area, it is not possible to install enough radiant floor heating to meet the demand., and we must make up the deficiency with warm air. The worst condition encountered is as high as 90 Btu per sq. ft. of floor.
Item (6) - The temperature control system planned consists of the following parts:
a. An indoor-outdoor thermostat will control the temperature of the water in the boiler at about 210F when the outdoor temperature is -10F. When the outdoor temperature rises to 65F the boiler water temperature shall decrease to 100F. The controller will cycle the gas burner to provide these temperatures.
b. There will be five thermostats modulating the five zone mixing dampers that mix heated or cooled air with re-circulated air to meet the requirement of each thermostat.
c. A thermostat in the hot water piping to the floor coils hall modulate a three-way mixing valve which will mix water at boiler temperature with recirculated water to maintain a set temperature.
Item (7) - The Culligan system of water softening is acceptable and as long as their service is available we will plan on it. We can and will provide for softening both hot and cold water with a valved by-pass to allow all cold water to remain untreated if desired. Some previous experience with softening cold water indicates various owners object to the softened cold water for drinking purposes. We will have to find space in the basement for softening equipment.
